A roof leak is a symptom: how to narrow the source before repair

Why water often appears away from the defect, what evidence to collect and when a roofing specialist should inspect the site.
Why the wet patch may not be below the defect
Water can travel along a purlin, deck, insulation layer, cable, fastener or lap before becoming visible inside. Wind-driven rain can move upward or sideways through an inadequately sealed junction. Condensation can also resemble a leak when warm humid air reaches a cold metal surface.
Surface sealant applied directly above an interior stain often fails. The repair must identify the water path and restore the roofing system’s drainage, movement and lap logic.
Common investigation zones
- Loose, corroded or over-driven fasteners and damaged washers
- Side laps and end laps, especially on low slopes
- Ridges, verges, valleys, parapets and wall flashings
- Rooflights, ventilator curbs, pipes and penetrations
- Blocked, undersized or back-falling gutters and outlets
- Condensation at thermal bridges or interrupted vapour control
Build a rain-event record
Note whether the problem occurs in light rain, heavy rain, wind from a particular direction or only after prolonged weather. Photograph the internal symptom and mark it on a simple roof sketch. Record whether solar work, equipment or maintenance recently disturbed the roof.
A controlled water test can help when performed methodically by experienced personnel. Electrical installations and occupied interiors must be protected first.
Repair the detail, not only the hole
A durable repair may require replacing a fastener, reforming a flashing, correcting a lap, adding support, replacing a damaged sheet or rebuilding a gutter fall. Structural corrosion, widespread coating failure, unsafe asbestos-containing material and fragile rooflights require specialist assessment rather than a routine patch.
