Which roofing sheet is the best choice for your warehouse?

A warehouse in Peenya, Nelamangala, Dobaspet or the wider Bengaluru industrial belt needs a roof selected around its operations—not only the lowest rate per sheet. Start with the building use, roof structure, exposure, drainage and installation scope. There is no single roofing sheet that is right for every warehouse.

Start with the problem your roof must solve

Is this a new shed, a leaking roof replacement, or an extension over an operating factory? Will people work beneath the roof for a full shift? Are goods sensitive to heat or moisture? Will the work take place above machinery, stock or electrical systems? These answers help ReZa compare a profiled metal sheet, an insulated panel and a roof assembly with separate insulation.

Colour-coated metal sheets for the main roof

Ask for the brand and grade, base-metal thickness versus total-coated thickness, coating specification, profile, effective cover width and required lengths in writing. A quoted overall sheet width is not necessarily its installed coverage after side laps. Support spacing, fasteners and sheet thickness must suit the selected profile and structural design.

When to compare an insulated panel

If indoor heat, condensation control or the complete roof build-up is an important part of the brief, compare insulated roof panels as well as single-skin sheets. Specify the insulation core separately from the metal skins: a panel's overall thickness does not describe the thickness of its steel facings.

Ask for the selected panel's technical data, joint detail and tested performance documents. Do not assume that all PUF, PIR, EPS and rockwool systems have the same fire performance or that a roofing panel replaces the building's structural frame. Fire and structural requirements need a project-specific professional assessment.

Bengaluru rain: plan the complete water path

Before monsoon work, inspect the roof slope, junctions, ridge and edge flashings, gutters, outlets and downpipes. A new sheet alone will not correct a poorly drained junction. Gutter and outlet sizing should account for the roof catchment, local design rainfall and discharge arrangement; it should not be guessed from the roof-edge length.

Plan safe access for clearing accumulated leaves, dust and debris. Do not walk on fragile sheets or skylights to investigate a leak. Use a trained roofing team with suitable access and fall protection.

Heat, daylight and ventilation are different decisions

Discuss the hours of use and heat-producing processes inside the building. Insulation, daylight panels and ventilation serve different purposes; one should not be presented as a substitute for all the others. Confirm compatibility between daylight sheets and the metal-roof profile, and provide safe maintenance access around them. Ventilation needs an assessment of both air entry and extraction.

Replacing a roof over an operating factory

For an occupied facility, agree the work sequence before ordering sheets. Identify protected stock areas, lifting and unloading access, electrical isolation needs and a weather contingency. Check whether long sheets can be delivered and handled safely at the site. A cut-length plan can reduce avoidable handling and end-lap complications, but must follow transport limits and the chosen system's installation guidance.

Compare quotations on the same basis

  • Product brand, grade, profile, coating and thickness basis.
  • Measured roof-slope lengths, effective cover width and sheet quantity.
  • Insulation, ridge pieces, flashings, fasteners, closures and gutters included or excluded.
  • Delivery location, unloading and access arrangements.
  • Material supply only, or fabrication and installation as well.
  • GST, freight, dismantling and disposal shown separately where applicable.
